Mumbai, Feb 17 () City-based realty player Wadhwa Group has entered into an agreement with the Thakur Group to jointly develop a mix-use project on a two-acre land parcel in Kandivali in the megalopolis, a venture that has a revenue potential of Rs 900 crore.Both entities have entered into an area-sharing agreement whereby a part of the total 3.5 lakh sqft of developable area and the sales thereof would be handed over to the Thakur Group, once the project is completed. "We are always on the look-out for freehold land properties across the city for joint development opportunities as we believe in developing the projects as per our specifications. We will be responsible for the designing, construction and sales of this project," Wadhwa Group Managing Director Navin Makhija said. The project will have a developable area of 3.5 lakh sqft, and have a mix of residential and retail space, which will be completed in five years."Once completed, the project will generate revenues to the tune of Rs 900 crore," he added.As part of this development, the company has already invested Rs 48 crore as its equity contribution."Initially there will be equity infusion. Besides this, we will fund the project through the free cash flow generated from other projects along with project finance, which will soon finalise," Makhija added.The project, which is coming up in the densely populated residential locality Thakur Village, comprises of 372 units of 2 and 3 bed residences with carpet areas starting from around 680 sqft to 1130 sqft and prices beginning from Rs 2.5 crore onwards."We plan to have around two residential towers of around 39 storeys each with retail space," the official added. Enthused by strong housing demand, realty firm Godrej Properties Ltd has acquired 18 land parcels last fiscal for development of new projects with an estimated sales potential of around Rs 32,000 crore. Mumbai-based Godrej Properties, which is part of business conglomerate <keyword id="133008" type="General" weightage="20" keywordseo="godrej-group" source="Orion">Godrej Group</keyword>, had given a guidance that for future development it would add land parcels that have sales revenue potential of Rs 15,000 crore. However, the company's new business development, which means addition of new land parcels, jumped more than two-fold of annual guidance. Godrej Properties acquires land outrightly and also enters into joint development agreements (JDAs) with landowners to create a pipeline of future projects and expand its business. In a recent regulatory filing, the company presented its operational performance for 2022-23. Godrej Properties highlighted that it has added "18 new projects in FY23 with a total estimated saleable area of nearly 29 million square feet and total estimated booking value of around Rs 32,000 crore." In the fourth quarter of last fiscal, five new projects were added with an expected sales booking value of Rs 5,750 crore. Among big-ticket deals in FY23, the company acquired an 18-acre land parcel in Kandivali, Mumbai for Rs 750 crore to develop a luxury housing project with an estimated revenue potential of about Rs 7,000 crore. It also acquired legendary film actor, director and producer Raj Kapoor's bungalow at Chembur in Mumbai to develop a luxury housing project. In February last year, Godrej Properties Executive Chairman Pirojsha Godrej had said that the company would invest around Rs 7,500 crore over the next 12-18 months on the acquisition and development of new real estate projects. Sitting on a huge cash pile, Godrej Properties entered aggressively into the market to acquire land parcels. In the last fiscal, it purchased more land outrightly than signing JDAs with landowners. On operational front, Godrej Properties' sales booking rose 56 per cent last fiscal to Rs 12,232 crore -- an all-time high -- on strong demand for residential properties. Pirojsha Godrej attributed the strong growth in FY23 to its strong portfolio of projects across the country. For the first time, the company sold over Rs 2,000 crore of real estate in each of four focus markets of Mumbai Metropolitan Region (MMR), Delhi-NCR, Bengaluru and Pune. Out of the total sales bookings last fiscal, housing segment's contribution was 99 per cent. Pirojsha said the company look forward to building on this sales momentum in FY24. During 2022-23, sales volumes grew by 40 per cent to 15.21 million square feet from 10.84 million square feet in the previous year. The company delivered projects aggregating over 10 million sq ft across 5 cities in FY23. Seeking to encash strong housing demand, realty firm <keyword id="45432" type="General" weightage="100" keywordseo="Godrej-Properties" source="Orion">Godrej Properties</keyword> will acquire multiple land parcels this fiscal having sales revenue potential of around Rs 15,000 crore post-development. Last fiscal, Godrej Properties was very aggressive on land acquisition and added 18 new land parcels with sales potential of Rs 32,000 crore post-development. In an interview with PTI, <keyword id="13508599" type="General" weightage="50" keywordseo="godrej-executive" source="Orion">Godrej Executive</keyword> Chairman <keyword id="6504610" type="General" weightage="50" keywordseo="pirojsha-godrej" source="Orion">Pirojsha Godrej</keyword> said the company will continue to add new land parcels for future developments, but it will scale down the pace. Asked about the FY24 guidance for new business development, which means outright land purchase and joint development agreements (JDAs) with landowners, he said, for now it has been set at Rs 15,000 crore in this fiscal. However, <keyword id="259304" type="General" weightage="80" keywordseo="pirojsha" source="Orion">Pirojsha</keyword> said the company would easily achieve higher numbers. On reasons behind setting a lower target for new business development, Pirojsha said, "Last year was an exceptional year. Not necessarily we will have such numbers every year." Further, he added: "We don't even want to add Rs 30,000 crore worth new projects every year. To achieve sales bookings of Rs 14,000 crore in a year, we dont need to actually add new projects worth Rs 30,000 crore." Pirojsha Godrej said the company is in discussion with many landowners across major cities for both outright purchases as well as entering into JDAs. On the performance during the last fiscal, he highlighted that it was very strong on all important metrics like sale bookings, cash collections from customers, completion of projects and new business development. Sale bookings rose 56 per cent last fiscal to an all-time high of Rs 12,232 crore and almost all were housing properties, he said. Cash collections grew 41 per cent to Rs 8,991 crore last fiscal year, while project deliveries touched a record 10 million square feet. Godrej Properties added "18 new projects in FY23 with a total estimated saleable area of nearly 29 million square feet and total estimated booking value of around Rs 32,000 crore." Asked about the market, Pirojsha said the recovery in the real estate sector has been very good post second wave of the COVID pandemic despite increase in interest rates on home loans. He expected demand to sustain in the coming years. Pirojsha noted that the Delhi-NCR market has been performing very well in terms of both sales volumes and pricing. To encash this, he said the company plans to launch many projects in Delhi, Noida and Gurugram. Godrej Properties, an arm of business conglomerate Godrej Group, is one of the leading real estate developers in the country. Godrej Properties on land-buying spree for housing projects: to acquire ₹15k cr projects in FY24

In a bizarre development, the Securities &amp; Exchange Board of India (<keyword id="35210" type="General" weightage="100" keywordseo="SEBI" source="Orion">SEBI</keyword>) has released a list of some nine <keyword id="65338" type="General" weightage="50" keywordseo="income-tax-department" source="Orion">Income Tax Department</keyword> defaulters comprising companies and individuals who have reportedly gone 'missing' and untraceable. The matter came to light when the SEBI Recovery Officers attempted to serve the notices of demand on these defaulters against whom the Recovery Certificates have been drawn up. Some of the defaulters who have to cough out unspecified amounts of dues are missing for the past nearly two years, and some others untraceable for the past two weeks, from one or multiple addresses available with the market regulator. They are: MYNK1906 Industries India Ltd, with three known addresses, one at Vile Parle and two in south Mumbai; Inducon India Ltd., with two addresses, one each in south Mumbai and Andheri, (both untraceable since April 27, 2021). There's Classic Press International Ltd., with two addresses in Goregaon suburb, but is said to be out of bounds since June 17, 2021. Three others that are 'missing' since July 19, 2022 from multiple addresses are: Goodearth Financial Services Ltd, from Vile Parle east; <keyword id="15907249" type="General" weightage="50" keywordseo="aci-infocom-ltd" source="Orion">Aci Infocom Ltd</keyword>, operating from three addresses in Kandivali and three in Nariman Point; and Tejoomals Industries Ltd, not located at its sole address in Santacruz. Rajendra Mining Spares Co. Ltd, working from two locations in Andheri east has gone untraceable since July 26, 2022; Gloria Leasing Ltd, operating from south Mumbai and Karjat in Raigad, not available since September 29, 2022. Dynavox Industries Ltd, functioning from two neighbouring locations in Worli, has become missing since this month, December 6, 2022. Welcoming the SEBI move, <keyword id="15907248" type="General" weightage="50" keywordseo="trade-unions-joint-action-committee" source="Orion">Trade Unions Joint Action Committee</keyword> (TUJAC) <keyword id="352912" type="General" weightage="50" keywordseo="convenor" source="Orion">Convenor</keyword> and banking expert Vishwas Utagi said that it is "a matter of serious concern" how these entities and the individuals connected with them have abruptly gone off the radar, and must be probed. "These companies are liable to pay their dues and various government taxes... If they don't come forward, it will pave the way for SEBI to move other agencies and invoke relevant laws to attach and sell off these defaulters' assets to recover its outstanding amounts," Utagi told IANS. Admitting to the 'untraceable defaulters', the SEBI said that it has not been able to serve the Notice of Demands on them "at their last known address". The SEBI has 'advised' these defaulters to contact the Recovery Officer Srishti Ambokar vide a letter or email within a fortnight by January 12, 2023. It has also appealed to the general public that if anybody has any knowledge on the whereabouts of these defaulters, they can write/email to the Recovery Officer by the same date, though in this era, no telephone numbers are provided. Market regulator SEBI issues list of 'most wanted defaulters' - all untraceable

New Delhi, Mar 22 () Mahindra and Mahindra (M&amp;M) on Sunday said it has decided to suspend manufacturing operations at its manufacturing plants in Maharashtra in order to ensure employee safety and contain the spread of coronavirus. The company in a statement said it has suspended manufacturing operations at its Nagpur plant with immediate effect and will also halt production at Chakan (Pune) and Kandivali (Mumbai) from Monday night onwards. None of the company plants is working on Sunday as well, M&amp;M added. "We are carefully monitoring the rapidly evolving COVID-19 pandemic and will continue to take swift and appropriate action on other plants in Maharashtra and across the nation," the company said. Meanwhile, all company offices across the country have already implemented work from home, it added. Several other measures, including the highest standards of hygiene and promoting social distancing at all the offices and manufacturing locations across the country, have been taken, the auto major said.
