Infrastructure development in India has undergone a sea change over the past few years and the country currently boasts the <keyword id="2034191" type="UNKNOWN" weightage="100" keywordseo="Second-largest-road-network">second largest road network</keyword> in the world, with a road length of over 4,689,842 km, as per 2013 data from the <keyword id="6404450" type="ORGANIZATION" weightage="100" keywordseo="Ministry-of-Road-Transport-and-Highways">Ministry of Road Transport and Highways</keyword>. 
 Starting from FY2012-13, the <keyword id="44734" type="ORGANIZATION" weightage="80" keywordseo="Indian-Government">Indian government</keyword> will be also putting $17 billion over the next five years, being sourced through public-private partnership (<keyword id="6361580" type="COMPANY" weightage="100" keywordseo="PPP">PPP</keyword>) road projects. This will be used by the <keyword id="87432" type="ORGANIZATION" weightage="100" keywordseo="National-Highways-Authority-of-India">National Highways Authority of India</keyword> (<keyword id="49448" type="ORGANIZATION" weightage="100" keywordseo="nhai">NHAI</keyword>) for the planned series of <keyword id="174913" type="ORGANIZATION" weightage="100" keywordseo="BOT">BOT</keyword> (build, operate and transfer) highways. In spite of several bottlenecks, the NHAI has set up impressive targets and aims to develop 20 km/day, in a bid to fast-track the country’s <keyword id="2034194" type="UNKNOWN" weightage="100" keywordseo="Road-network-expansion">road network expansion</keyword>. 
 As of July 2013, <keyword id="6373156" type="ORGANIZATION" weightage="100" keywordseo="National-Highways">national highways</keyword> account for 79,116 km, connecting all major cities and state capitals. Expressways, however, differ a bit in the sense they are controlled-access highways like the <keyword id="610047" type="UNKNOWN" weightage="100" keywordseo="freeways">freeways</keyword> or <keyword id="1333990" type="UNKNOWN" weightage="100" keywordseo="motorways">motorways</keyword> or autobahnen in the US and Europe, essentially designed for high-speed traffic. As of now, most of the expressways in India are 6-8 lane <keyword id="120837" type="UNKNOWN" weightage="100" keywordseo="toll-roads">toll roads</keyword> and cover a total distance of nearly 1,208.19 km. India expects to add another 3,530 km of expressways by 2014 as projects under construction get completed. <keyword id="6357103" type="COMPANY" weightage="20" keywordseo="delhi-traffic-police">Delhi Traffic Police</keyword> has issued a fresh notification superseding all previous orders regarding declarations of speed limits on the roads of NCT of <keyword id="66" type="LOCATION" weightage="20" keywordseo="Delhi">Delhi</keyword>. The order shall be published for the information of the general public in the official gazette and by affixing a copy on the notice boards of the office of all District Deputy Commissioner of Police and all Police Stations in Delhi/New Delhi, the notification read. The concerned civic road maintaining agencies shall erect the corresponding informatory sign boards indicating the speed limits at all prominent locations on the road/road stretches in their areas of jurisdiction for guidance and convenience of the road user/general public. This order has come into force with immediate effect from June 8. Unregulated plying of motor vehicles on a high speed on the roads of NCT of Delhi is endangering the life of motorists as well as other road users/commuters and it is necessary to regulate the speed of motor vehicles on the roads of NCT of Delhi for safety of motorists as well as other road users. The notification has been issued by Satyawan Gautam, Deputy Commissioner of Police/Traffic (Modernization), Delhi in exercise of the powers, conferred u/s 28(1) (b) of Delhi Police Act, 1978 read with Rule 9 (1) of the Delhi Control of Vehicular and Other Traffic on Roads and Streets Regulations, 1980 which revises the maximum speed limit (where road condition permits) for various type of motor vehicles on Delhi roads. For cars, jeeps, taxis, cabs, the maximum speed limit is revised to 70 km per hour on NH-48 (Earlier NH-8) from Parade Road/Gurgaon Road Crossing to Delhi Gurgaon Border, DND Flyover - Mayur Vihar Link Road and NH-44 (Earlier NH-1) from <keyword id="2802822" type="COMPANY" weightage="20" keywordseo="Singhu-Border">Singhu Border</keyword> to Sanjay Gandhi Transport Nagar, Noida Toll Road (The straight stretch from Delhi side upto Toll Gates and from the Toll Gate upto the points where curves lasts), Saleemgarh Bypass Road (Ring Road Bypass). Similarly, it was also revised on NH-9 (Earlier NH-24) from Millennium Park to Gazipur Border, NH-9 (Earlier NH-10) from Ghevra Xing to Tikri Border, Northern Access Road from Red Light NSG to T-Point of Northern Access &amp; Central Spine, Central Spine Road from Mahipalpur Chowk to Terminal III, IGI Airport. A maximum speed of 60 km per hour is prescribed on stretches including NH-44 (Earlier NH-1) from Sanjay Gandhi Transport Nagar to Mukarba Chowk, Barapulla Nallah Road from Sarai Kale Khan upto Aurobindo Marg Xing, Ring Road from Chandgi Ram Akhara to Azadpur Flyover via ISBT, Rajghat, <keyword id="187137" type="COMPANY" weightage="20" keywordseo="ITO">ITO</keyword>, Sarai Kale Khan, Ashram Chowk, <keyword id="40458" type="COMPANY" weightage="20" keywordseo="AIIMS">AIIMS</keyword>, DhaulaKuan / Naraina, Punjabi Bagh, Outer Ring Road from Modi Mill Flyover upto Olaf Palme MargNH-8 Xing via Munirka. The speed limit is also revised on Outer Ring Road from District Centre Janakpuri via Peeragarhi, Mukarba Xing via Burari Xing upto Chandgi Ram Akhara, Pushta Road (Marginal Bandh Road) from Noida Border (Chilla Regulator) to New Geeta Colony Grade Separator via Akshardham Flyover, Radisson Road from T-Point Radisson Hotel to Terminal-III, IGI Airport , Terminal-II, IGI Airport Road from T-point of Terminal-II Road and Central Spine to Terminal-II, IGI Airport. A maximum speed for cars of 50 kmph on NH-44 (Earlier NH-1) from Mukarba Chowk to Azadpur Chowk, Ring Road from Azadpur to Chandgi Ram Akhara via Model Town, Kingsway Camp, Mall Road, NH-9 (Earlier NH-10) from Punjabi Bagh to Ghevra Xing, All arterial roads in areas between Ring Road and Outer Ring Road, beyond Outer Ring Road, inside Ring Road and entire Trans Yamuna area (except roads which are specifically mentioned in the table). The lowest limit of 30 kmph is directed for All minor roads inside all Residential Areas / Commercial Markets and service roads / service lanes. To make highways safer for people in India, the road transport ministry is planning to launch highway radio advisories, common in developed countries. The service will play an important role in providing them information about <keyword id="6361065" type="COMPANY" weightage="80" keywordseo="traffic">traffic</keyword>, weather and eateries. 
 To begin with, the road transport ministry has approached the <keyword id="384646" type="ORGANIZATION" weightage="80" keywordseo="Information-and-Broadcasting-Ministry">information and broadcasting ministry</keyword> to start its highway radio advisory service initially on three radio frequencies, a senior official told the Economic Times. 
 The government plans to build an intelligent transport system that addresses concerns regarding <keyword id="428051" type="PERSON" weightage="80" keywordseo="environment-pollution">environment pollution</keyword> and road safety through <keyword id="2858733" type="UNKNOWN" weightage="80" keywordseo="better-data-collection">better data collection</keyword>. 
 Moreover, the road ministry would also launch IT-based initiatives like road asset management system, <keyword id="918528" type="UNKNOWN" weightage="60" keywordseo="Vehicle-Tracking-System">vehicle tracking system</keyword> and real toll data management. It might use satellite to monitor road conditions, traffic, and encroachments. 
 
The official said the pilot project is expected on the Delhi-Jaipur highway. "We want to start the project on a pilot basis once we have the spectrum and other requirements," the official told the financial daily. 
 Once the road ministry gets the spectrum allocated for the radio stations, it will float tender inviting private players to operate the service, the official added. A meeting between the officials of the two ministries to discuss <keyword id="2858732" type="UNKNOWN" weightage="60" keywordseo="availability-of-spectrum">availability of spectrum</keyword> on the Delhi-Jaipur highway is likely to happen soon. 
 
"Flow of information about the highway to the user would bring in preparedness for most eventualities. However, it is ultimately the road condition that needs to be improved on this stretch, which can be a nightmare for a commuter at times," said an industry expert. 
 
The government has taken some steps for road accidents victims such as providing them free treatment on the Gurgaon-Jaipur stretch of the NH8. The project ensures medical care for the first 48 hours or up to Rs 30,000. 
 The road ministry has also been trying to expedite widening a 225.6 km stretch on the <keyword id="2858731" type="UNKNOWN" weightage="80" keywordseo="Gurgaon-Kotputli-Jaipur">Gurgaon-Kotputli-Jaipur</keyword> section of NH8 to six lanes. The cost of developing the stretch is about Rs 1,673.7 crore.

There was a time when start-ups were considered to be risky. However, the success of start-ups in the recent past has led to an incessant rise in the popularity of start-ups. However, the shortage of spaces in coming-of-age cities has always been a problem, to solve which, there was a need of <keyword id="358590" type="ORGANIZATION" weightage="100" keywordseo="Micro-Markets">micro markets</keyword>. 
 
And now, the growing demand for commercial space from start-ups in India has led to a 10% increase in the rentals of the hubs for these companies, as per the real estate services firm CBRE. 
 
"The cities that led the demand include Bengaluru and Gurgaon. By 2020, there will be 11,500 startups, employing over 250,000 people," Ram Chandnani, managing director-transaction services at CBRE South Asia, told ET. 
 
Out of the total demand for office market, nearly 10% is driven by ecommerce companies, which barely existed about two years ago. However, in 2015, these companies leased 4.3 million sq ft as compared to 0.54 million sq ft in 2014, said CBRE data. 
 
"At a time when quality supply is drying up in the market, the additional demand coming in from e-commerce has surely had a positive effect on the rental values of key ecommerce favourite micro markets like Mumbai's Eastern Suburbs, Whitefield in Bengaluru and NH8 in Gurgaon," Ramesh Nair, COO, business and international director at JLL India, told ET. 
 
The demand from e-commerce is generally directed towards quality Grade A spaces that provide large floor plates in the peripheral business districts of various cities. These cities include Mumbai, Delhi-NCR, Bengaluru, Chennai and Hyderabad. 
 
"We have been seeing active interest from e-commerce companies, which are now an important segment of our overall portfolio. It is a small but interesting new area and we have been looking at different solutions to respond to this segment," Mike Holland, CEO of Embassy Office Parks, a JV between Embassy Group and Blackstone, told ET.

Rent for commercial start-ups spaces sees 10% rise because of high demand

Buying your dream home at a locality like Vasant Vihar, Defence Colony, Jor Bagh and Golf Links in Delhi has always come with a statutory warning of burning a hole in your pocket. But you would be happy to learn Home prices in many prime locations of the national capital have gone down by up to 20% since 2013 even as emerging locations in the region have seen a rise of 10-35%. 
 
As per a news report by The Economic Times, while prices in Gurgaon and Noida remained static at Rs 6,500-17,000 per sq ft and Rs 5,500-8,000 per sq ft, respectively since 2013, emerging NCR locations such as Neemrana, Sohna and Delhi's-J and L zones have stolen the show. 
This study conducted by property consultancy JLL India shows, residential prices in areas of south and central Delhi has suffered a decline of 15-20% in 2013 and remained at those levels in 2014. A correction in prices was also observed in areas like West End, Shanti Niketan, Prithviraj, Aurangzeb Road and Amrita Shergill Marg, but in a lower range of 10-15%, says the report.

"The Delhi NCR market is under stress, which means that valuations remain attractive for end users. This also points to opportunities for distress sales and bargain buys for investors / buyers," says Santhosh Kumar, CEO, operations and international director, JLL India. 
 
Kumar feels sound fundamentals of the emerging locations enabled them to beat the negative trend and saw very good price appreciation. "While Neemrana has massive industrial development along with good connectivity through the NH-8, Sohna promises the next wave of industrial and residential growth in Gurgaon. Delhi's J-zone has the location advantage of South Delhi and the L-zone is in an area adjoining the upcoming Dwarka-Gurgaon Expressway." 
 
High home loan rates, liquidity crunch and lack of developer-friendly reforms have plagued the residential real estate market off-late. Delhi-NCR has been worst affected with an unsold inventory of nearly 154,000 units in 2014. 
 
In terms of months, Gurgaon has unsold inventory of 33 months and Noida of around 38 months.

According to India Child Protection Fund (ICPF), there has been an alarming rise in the demand of child pornography since the lockdown. A leading pornography website also revealed that traffic from India has increased by 95% as compared to the average traffic pre-COVID. As per another report submitted to the National Crime Records Bureau (NCRB), there were more than 25,000 cases of suspected child pornography. Speaking about why the brand decided to work on this campaign, Rajeev Juneja, CEO, Mankind Pharma, said, “Children are naive and vulnerable and they need to be monitored 24X7, it is the responsibility of the parents to keep their childhood intact. In the lockdown, children have started spending more time on the internet, especially with the new normal of online classes during the Covid-19 pandemic.” After Manforce Condoms came across the research study, it wanted to reach out to as many parents as it can. Juneja added, “For us, responsibility towards society comes first. So, we wanted to inform and make parents aware of the sharp rise in the content of child pornography and give a strong message to #ProtectChildhood. Through our campaign we request and urge parents to not leave their children unattended and have complete control over their online activities. They should have regular conversations and build a friendly relationship with their children, and keep them informed of the current situation. While the internet has many positives, it does have a dark side, and it's the responsibility of the parents to not leave their children unsupervised.” Manforce Condoms’ marketing strategy Most ads in the commercial condom category focus more on the sex appeal and pleasure of sexual attraction. But sex is still a taboo in India and condoms brands can start a conversation to bring about change and erase the stigma around it. There are so many topics that Indians feel uncomfortable discussing such as women enjoying sex, sex toys, social issues related to sex such as early pregnancy, abortion, etc. With ShutThePhoneUp and #ProtectChildhood, Manforce Condoms did talk about something very important. However, Juneja says that the brand is just getting started and it intends to strengthen its position as a responsible condom brand. He said, “As a responsible brand in the category, we believe in spreading the message of safe sex, safety can be from numerous things within this space. Our #ShutThePhoneUp series helps reach the right audience and give out a strong message on how to keep themselves protected and be aware of their surroundings. We intend to add more wings in this basket of communication and spread awareness.” Manforce Condoms uses every opportunity it can to connect with its consumers. Last year, it even explored movie marketing with Luka Chuppi. On why Luka Chuppi was the perfect fit for the brand, Juneja said, “Manforce indulges in movie marketing when the association is lucrative and the brand manages to garner significant engagement. The brand associated itself with Luka Chuppi<a href="https://en.wikipedia.org/wiki/Luka_Chuppi"> </a>as an official collaboration, resulting in embedded marketing as well as social media promotions and we got a chance to break the stereotypes, weave narratives and put forth content that is rich in quality. When it comes to social media, Manforce Condoms is known for its moment marketing. Today, consumers are addicted to social media platforms and they live in the moment. Juneja said that it's very important for the brand to catch the attention in that time span and they never miss an opportunity to maintain regular engagement with its audience. From cricket updates to Google changing its logo, Manforce Condoms has tried to latch onto every moment that breaks the internet. As a condom brand, you always have to find the thin line between sleazy and sensual. So, in a society, where there are numerous restrictions, Manforce Condoms has learnt to play safe over the years. Speaking about the media restrictions, Juneja said, “Restrictions continue on traditional channels be it TV or OOH as well in digital space. However, there are few platforms that have helped us a lot to connect with our consumers, specially youth. The platforms are social media, in-film integration &amp; Airport Branding. Airport Branding in the major metros have high traffic influx thus giving us required eyeballs. This media choice has worked positively for the brand.” “Over the time, we have changed our creative look and feel by using subtle and sober images but yet suggestive in terms of their message. A lot of tweaking has been done in terms of film production. We try to ensure there is less ‘skin show’ and more focus on the message. Thin line between lovemaking and vulgarity is very sensitive, we are really cautious and critical of the creatives that go out in the media. The key is to keep the portfolio strong and be relevant to your audiences in terms of the communication strategy. We have learned to operate well in the given restrictions,” added Juneja. Growth story of Manforce Condoms During the lockdown, e-commerce platform Snapdeal saw a 30% increase in the sale of condoms driven by demand from non-metros. More people started ordering condoms online. As a result, Manforce Condoms also saw an uptick in the initial period. “The sales of condoms did see a boom with everyone stocking up in advance. However, with the unanticipated nationwide lockdown that continued for the next two months, there was a drop in sales but not due to the decrease in demand, but mainly because of the temporary supply challenges,” shared Juneja. With life coming back to normal, and the government easing the lockdown, condoms are witnessing a steady sale. Adding on how the revival period has brought cheer for the brand, Juneja said, “The numbers have been fluctuating since the lockdown, however its temporary owing to basic restrictions and apprehensions that the pandemic has brought about amongst individuals. The nation had come to a standstill with the lockdown. Now each one of us is getting accustomed to the new normal and adapting ourselves back to routine and regular lifestyle, the brand is witnessing a steady growth in sales. In the month of August, unlike the category and rest of the brands, we have seen 2% positive growth and spike in Market Share going up to approximately 32%.” Mankind Pharma’s Manforce Condoms is the largest seller in the category. As per IQVIA Consumer Health Retail Audit Data – MAT, Manforce Condoms had a 32% market share in August 2020, followed by Kamasutra at 9%, Skore and Durex at 7%, along with the local brands. By closely engaging with its consumers and continuing to spread awareness around safe sex, Manforce Condoms intends to increase its market share. “We intend to increase our MS and reach the 50% mark by 2022-23, all our strategies are aligned in this direction,” said Juneja. Rural India contributes approximately 30% to the total Rs 1500 crore condom category and Manforce Condoms’ Pan, Banana, Jasmine flavors are a hit in rural areas. “There is indeed a wide scope of expansion in rural India. Manforce has worked on the bottom to top pyramid approach with the strongest distribution network of stockiest and wholesalers. Our brand endorser, Sunny Leone also gives us better connect due to her popularity amongst the masses,” said Juneja. However, with power comes responsibility and therefore, Manforce Condoms is trying to move towards becoming a more responsible brand everyday. Juneja said, “Manforce being a leading brand in the category has a larger responsibility in addressing relevant issues related to safe sex with an appeal to enthusiastic lovers to have protected sex. It is very much important to educate the people about the benefits of using condoms while having sex, as it helps to protect them from having AIDS and other serious diseases and also it helps in controlling population.”
