Keeping in mind the space crunch in India’s financial capital, the <a href="http://www.businessinsider.in/searchresult.cms?query=Nitin+Gadkari">Nitin </a><a href="http://www.businessinsider.in/searchresult.cms?query=Nitin+Gadkari">Gadkari</a>-led<a href="http://www.businessinsider.in/searchresult.cms?query=+Shipping+Ministry"> Shipping Ministry</a> is mulling over the construction of a towering ‘business district’ on the <a href="http://www.businessinsider.in/After-MonorailMumbai-Gets-Commercial-Seaplane-Service-Now-Fly-To-Aamby-ValleyUnder-30-Minutes/articleshow/30946666.cms">Mumbai </a>port Trust land. It is an initiative by the ministry to monetize the asset and develop it as India’s tallest commercial building. 
 <keyword id="26680" type="PERSON" weightage="20" keywordseo="Nitin-gadkari">Nitin Gadkari</keyword>, the Minister of Road Transport and Highways of India told The Economic Times, "It will be a 130-storey building and will house mostly offices along with other amenities. We are working on the plan and it's still in initial stages.” 
 
Interestingly, this ambitious project that may cost more than Rs 10,000 crore is unlikely to receive any financial help from the government. In fact, it will be financed with the funds raised from the pre-booking of space from public and private sector units. 
 
The sky-high building would be constructed in the surrounding area of <a href="http://www.businessinsider.in/searchresult.cms?query=Nariman+Point">Nariman Point</a>, the fort area in South <keyword id="6358070" type="COMPANY" weightage="20" keywordseo="Mumbai">Mumbai</keyword> that was once considered as Mumbai’s leading business district. However, the exact location and contours of the project are yet to be finalized. The ministry is engaging an international consultant to prepare the blueprint for the project. 
 
A senior government official, requesting anonymity, informed that a separate master plan for the port land would be prepared and this building would be a part of it. 
 
If sources are to be believed, the government might undertake the project on its own and the land won’t be given to the private builders for any kind of redevelopment. 
 
"If the logistics issues of evacuation of people without stressing the cargo-laden port roads are addressed, the proposed 130-storey building will have a demonstrative effect on a mechanism for monetising land assets owned by ports," said Jaijit Bhattacharya, Partner-Infrastructure at KPMG.

India’s tallest building will come up in one of it’s longest cities!

<keyword id="90899" type="UNKNOWN" weightage="20" keywordseo="Connaught-Place">Connaught Place</keyword>, which is modelled after <keyword id="2908181" type="UNKNOWN" weightage="20" keywordseo="Royal-Cresent">Royal Cresent</keyword> in Bath, is one of the largest financial, commercial and business centres in the national capital. And now as per CBRE Research's semi-annual <keyword id="2908182" type="UNKNOWN" weightage="20" keywordseo="Global-Prime-Office-Occupancy-Costs-survey">Global Prime Office Occupancy Costs survey</keyword>, CP, as what the locals call it, has been ranked fifth most expensive prime office mark in the world with a rent of around $157 per sq ft per annum. 
 
While with an overall occupancy cost of $267 per sq ft per annum, the top spot was secured by London West End, Asia continued to rule on four of the top five markets. 
 According to the survey, <keyword id="6369995" type="UNKNOWN" weightage="20" keywordseo="Bandra-Kurla-Complex">Bandra-Kurla Complex</keyword> (BKC), a business district in North Mumbai, stands at the 15th position while the city's CBD of <keyword id="6391251" type="COMPANY" weightage="20" keywordseo="Nariman-Point">Nariman Point</keyword> is at the 30th position. 
 
Anshuman Magazine, managing director of CBRE South Asia, told The Economic Times, "Although Delhi's Connaught Place moved up one spot in the rankings, due to the rupee depreciation; however, occupancy costs in this market remained largely stable due to a positive market sentiment.” 
 
He added, “Mumbai's BKC and Nariman Point showed a nominal decrease of less than 1 percent over a 12-month period; while y-o-y office occupancy costs rose by about 2.2 percent in the Bangalore CBD, broadly in line with global inflation."

​Delhi’s colonial heart, Connaught Place is 5th most expensive office market across the globe

Delhi’s <keyword id="90899" type="UNKNOWN" weightage="100" keywordseo="Connaught-Place">Connaught Place</keyword> has slipped one place to become the world’s eighth costliest office location, according to property consultant Coldwell Banker Real Estate (CBRE). Mumbai’s <keyword id="102951" type="UNKNOWN" weightage="100" keywordseo="Bandra-Kurla-Complex">Bandra Kurla Complex</keyword> (BKC) was ranked 16th and <keyword id="6391251" type="COMPANY" weightage="100" keywordseo="Nariman-Point">Nariman Point</keyword> 32nd in the list of Top 50 Costliest Global Office Markets. 
 
“At more than $150 per sq. ft. per annum, Delhi’s traditional central business district (CBD) of Connaught Place was ranked as the eighth most expensive office market in the world,” CBRE said. 
 
Last year, Connaught Place was ranked seventh while BKC and Nariman Point were at 15th and 32nd positions, respectively. 
“London’s West End remained the world’s highest priced office market, followed by Hong Kong (Central) and Beijing (Finance Street),” CBRE said. 
 
CBRE South Asia chairman &amp; MD Anshuman Magazine said, “This downward change in rankings in the CBD is due to a recovery in the global market. Locally, however, the demand levels remain stable and due to a lack of new supply, values remain high.” 
 
CBRE tracks occupancy costs for prime office space in 126 markets across the world. The survey provided data on the basis of office rents and occupancy costs as on 31 March, 2014. CBRE noted that Connaught Place remains highly sought after by corporate office occupiers because of its central location.

<keyword id="1851542" type="General" weightage="20" keywordseo="maratha-groups" source="Orion">Maratha groups</keyword> continued their protests for the third day across several districts in the state to press for reservation for the community here on Tuesday. Alarmed by the spread of agitation, Chief Minister Eknath Shinde has convened an all-party meeting in Mumbai on Wednesday to discuss and resolve the issue. Maratha legislators from all political parties staged a protest near the Gandhi statue outside Mantralaya in Nariman Point and are likely to meet Governor Ramesh Bais later demanding a special legislature session to finalise the community quotas. The great grandson of Mahatma Gandhi, Tushar A. Gandhi said that the Centre had very successfully engineered violence in New Delhi to scuttle the anti-CAA-NRC protests that had become a big embarrassment for the government. "Now the same modus operandi has been employed in Maharashtra to defame and derail the Maratha reservation agitation," said <keyword id="97377" type="General" weightage="50" keywordseo="tushar-gandhi" source="Orion">Tushar Gandhi</keyword> sharply. Another incident of arson on a government office was reported from Jalna where a village panchayat office was torched by some unknown persons raising pro-quota slogans. Scores of Maratha activists lay down on the railway tracks in Solapur and blocked the passage of at least one long-distance train even as police attempted to clear the railway lines. A local office of the Bharatiya Janata Party was set ablaze at Naiknagar in Hingoli district, while a large number of Maratha activists got down in a stream in Pune for a 'jal-samadhi' protest. Public bus services remained shut for the second day in parts of Parbhani district and in Malkapur, Buldhana district, protestors smeared black paint on posters of the CM on a vehicle. Scores of Marathas launched relay hunger strikes at Chunabhatti in Mumbai and Mungse village in Nashik district demanding immediate announcement of quotas. Schools and colleges remained shut on Tuesday in Shevgaon, Ahmednagar district and students participated in the protests. In Pune, protestors blocked the Pune-Bengaluru Highway by throwing burning truck tyres on the Navale Bridge and squatting on the road, raising anti-government slogans, as 10-km long traffic snarls developed on both sides of the important thoroughfare. A large number of activists took out a symbolic 'funeral' procession of the state government in Tembhurni, Solapur district, while half a dozen services of the Nagpur-Pune sleeper bus services were suspended for the day. In Beed, which was rocked by large-scale arson and violence on Monday, a Nationalist Congress Party (SP) activist <keyword id="13209654" type="General" weightage="80" keywordseo="yogesh-kshirsagar" source="Orion">Yogesh Kshirsagar</keyword> alleged that the torching of his MLA brother Sandeep R. Kshirsagar was "a pre-planned conspiracy". "Before setting our house on fire, someone had snapped off the power supply here, the miscreants who indulged in stone-pelting were carrying bottles filled with petrol, and the police proved totally incapable of stopping them," claimed Yogesh Kshirsagar. The Shivba Sanghatana President Manoj Jarange-Patil, whose indefinite hunger strike entered the seventhday on Tuesday, again appealed to his supporters in the state to refrain from any violence and carry out a peaceful agitation.

Arson, roadblocks rock Maha on third day of Maratha pro-quota protests

In a bizarre development, the Securities &amp; Exchange Board of India (<keyword id="35210" type="General" weightage="100" keywordseo="SEBI" source="Orion">SEBI</keyword>) has released a list of some nine <keyword id="65338" type="General" weightage="50" keywordseo="income-tax-department" source="Orion">Income Tax Department</keyword> defaulters comprising companies and individuals who have reportedly gone 'missing' and untraceable. The matter came to light when the SEBI Recovery Officers attempted to serve the notices of demand on these defaulters against whom the Recovery Certificates have been drawn up. Some of the defaulters who have to cough out unspecified amounts of dues are missing for the past nearly two years, and some others untraceable for the past two weeks, from one or multiple addresses available with the market regulator. They are: MYNK1906 Industries India Ltd, with three known addresses, one at Vile Parle and two in south Mumbai; Inducon India Ltd., with two addresses, one each in south Mumbai and Andheri, (both untraceable since April 27, 2021). There's Classic Press International Ltd., with two addresses in Goregaon suburb, but is said to be out of bounds since June 17, 2021. Three others that are 'missing' since July 19, 2022 from multiple addresses are: Goodearth Financial Services Ltd, from Vile Parle east; <keyword id="15907249" type="General" weightage="50" keywordseo="aci-infocom-ltd" source="Orion">Aci Infocom Ltd</keyword>, operating from three addresses in Kandivali and three in Nariman Point; and Tejoomals Industries Ltd, not located at its sole address in Santacruz. Rajendra Mining Spares Co. Ltd, working from two locations in Andheri east has gone untraceable since July 26, 2022; Gloria Leasing Ltd, operating from south Mumbai and Karjat in Raigad, not available since September 29, 2022. Dynavox Industries Ltd, functioning from two neighbouring locations in Worli, has become missing since this month, December 6, 2022. Welcoming the SEBI move, <keyword id="15907248" type="General" weightage="50" keywordseo="trade-unions-joint-action-committee" source="Orion">Trade Unions Joint Action Committee</keyword> (TUJAC) <keyword id="352912" type="General" weightage="50" keywordseo="convenor" source="Orion">Convenor</keyword> and banking expert Vishwas Utagi said that it is "a matter of serious concern" how these entities and the individuals connected with them have abruptly gone off the radar, and must be probed. "These companies are liable to pay their dues and various government taxes... If they don't come forward, it will pave the way for SEBI to move other agencies and invoke relevant laws to attach and sell off these defaulters' assets to recover its outstanding amounts," Utagi told IANS. Admitting to the 'untraceable defaulters', the SEBI said that it has not been able to serve the Notice of Demands on them "at their last known address". The SEBI has 'advised' these defaulters to contact the Recovery Officer Srishti Ambokar vide a letter or email within a fortnight by January 12, 2023. It has also appealed to the general public that if anybody has any knowledge on the whereabouts of these defaulters, they can write/email to the Recovery Officer by the same date, though in this era, no telephone numbers are provided. <ul><li>This is the second instance of <keyword id="10924" type="General" weightage="100" keywordseo="ambani" source="Orion">Ambani</keyword> family getting threats on the hospital landline number.</li><li><keyword id="3820" type="General" weightage="50" keywordseo="mukesh-ambani" source="Orion">Mukesh Ambani</keyword> currently has a Z-Plus security cover, provided by the Central government.</li><li>In 2013, a letter sent in the name of terror outfit Indian <keyword id="1336187" type="General" weightage="50" keywordseo="mujahidin" source="Orion">Mujahidin</keyword> was delivered to Ambani's Maker Chambers office. </li></ul> Calls received by a hospital run by the Reliance Foundation threatening to kill Mukesh Ambani and his family members were the latest of the threats received by the billionaire industrialist. Mumbai Police on Thursday arrested Rakesh Kumar Mishra (30) from Darbhanga in Bihar for allegedly making calls to Sir H N Reliance Foundation Hospital here in the last two days, threatening to blow up the hospital and kill Ambani, his wife Nita and sons Akash and Anant. The caller had also threatened to blow up Antilia, the famous south Mumbai residence of the Ambani family on Altamount Road in South Mumbai . According of the city police, this is the second instance of Ambani family getting threats on the hospital landline number. On August 15 this year, the hospital had received at least nine calls threatening the Reliance Industries chairman and his family members, said an official. <keyword id="15181308" type="General" weightage="50" keywordseo="bishnu-vidu-bhoumik" source="Orion">Bishnu Vidu Bhoumik</keyword> (56) was arrested in connection with the calls. In November 2021, Mumbai Police increased the security outside Antilia following a tip given by a taxi driver about a possible threat, but investigation found there was no such threat. But an incident involving threat to the Ambani family earlier that year made national headlines and shook the state government. On February 25, 2021, an explosive-laden SUV was found parked on Carmichael Road in South Mumbai, near the Ambani residence. Police recovered a printed threat note inside along with gelatin sticks. The note this was only a "trailer" and there would be assembled explosives next time instead of just loose sticks. <keyword id="10875173" type="General" weightage="50" keywordseo="mansukh-hiran" source="Orion">Mansukh Hiran</keyword>, a Thane-based businessman, told police the SUV had been stolen from his possession. But the matter took a grim turn when Hiran was found dead in a creek in Thane a few days later, and an Assistant Inspector of Mumbai crime branch, <keyword id="1006310" type="General" weightage="50" keywordseo="sachin-waze" source="Orion">Sachin Waze</keyword> was arrested for alleged involvement in parking the SUV near Antilia and also for Hiran's murder. The affair also led to Mumbai Police Commissioner <keyword id="8848108" type="General" weightage="50" keywordseo="param-bir" source="Orion">Param Bir</keyword> Singh being shunted out. An angry Singh then accused then home minister Anil Deshmukh of asking police to collect money from bars in Mumbai; Deshmukh subsequently resigned and the CBI registered a corruption case against him. Mukesh Ambani currently has a Z-Plus security cover, provided by the Central government. The Central Industrial Security Force provides security to his residence. In 2013, a letter sent in the name of terror outfit Indian Mujahidin was delivered to Ambani's Maker Chambers office in Nariman Point area. It threatened him for supporting then Gujarat Chief Minister <keyword id="6354477" type="General" weightage="50" keywordseo="narendra-modi" source="Orion">Narendra Modi</keyword>. Mukesh Ambani's younger brother and industrialist Anil Ambani was in news for reason related to security in 2009 when pebbles were discovered in the fuel tank of his chopper. It was suspected that it was a sabotage attempt. Ambani family has been target of threats over the years

Starting from Monday, the <keyword id="6354870" type="General" weightage="20" keywordseo="United-Arab-Emirates" source="Orion">United Arab Emirates</keyword> (UAE) will resume issuing tourist visas to those who have been <keyword id="11121292" type="General" weightage="20" keywordseo="fully-vaccinated" source="Orion">fully vaccinated</keyword> against <keyword id="8763838" type="General" weightage="20" keywordseo="Covid-19" source="Orion">Covid-19</keyword>. The move comes as the daily number of positive cases continued to drop in the country, having gone lower than 1,000 since last week. The vaccination rate was closing on the 92 per cent mark, the highest in the world after Malta. Both <keyword id="9897456" type="General" weightage="20" keywordseo="Federal-Authority-For-Identity-and-Citizenship" source="Orion">Federal Authority For Identity and Citizenship</keyword> (ICA) and the National Emergency Crisis and Disasters Management Authority (<keyword id="9500850" type="General" weightage="20" keywordseo="NCEMA" source="Orion">NCEMA</keyword>) jointly announced that application for tourist visas will be open to people from all countries who have received the World Health Organization (WHO)-approved vaccines. The UAE's official news agency WAM said: "This comes as part of the country's strategy to create a balance between public health and the activities of vital sectors, and in support of the national efforts to achieve sustainable recovery and economic growth." Travellers who wish to receive the benefits provided to individuals vaccinated in the UAE, like visiting malls and public spaces in Abu Dhabi, can register their vaccination via the ICA platform or Al Hosn application. As of June 3, the WHO-approved COVID-19 vaccines include AstraZeneca/Oxford/CoviShield, Johnson &amp; Johnson, Moderna, Pfizer/BioNTech, Sinopharm and Sinovac. WAM added that "passengers arriving on tourist visas must take a mandatory PCR test at the airport". Despite an entry ban, India continued to be the <keyword id="6354539" type="General" weightage="20" keywordseo="Dubai" source="Orion">Dubai</keyword> International Airport's) top destination country by traffic volume in the first half of 2021 with passenger numbers exceeding 1.9 million, reported Gulf News. In October, the government accepted the highest bid made by a Tata Sons company for 100 per cent equity shares of Air India and Air India Express along with its 50 per cent stake in ground-handling company AISATS — the first privatisation in 20 years. At that time, the government had stated that it wanted to complete the transactions, which included Tatas paying Rs 2,700 crore in cash, by December end. As per the conditions in SPA, all formalities of handover would have to be completed within 8 weeks, but this date can be mutually extended by the buyer and seller and is being done in this case. However, some regulatory approvals are yet to come in for the handover, and certain formalities are yet to be completed, the official, who wished not to be named, told PTI. “The process would be completed by January,” he said without giving a specific date. On October 25, the government had signed the share purchase agreement with Tata Sons for the sale of national carrier Air India for Rs 18,000 crore. Tata’s would pay Rs 2,700 crore cash and takeover Rs 15,300 crore of the airline’s debt. The cash component would come once the handover process is completed, another official explained. Tatas beat the Rs 15,100-crore offer by a consortium led by SpiceJet promoter Ajay Singh and the reserve price of Rs 12,906 crore set by the government for the sale of its 100 per cent stake in the loss-making carrier. As of August 31, Air India had a total debt of Rs 61,562 crore. 75 per cent of this debt or Rs 46,262 crore will be transferred to a special purpose vehicle AIAHL before handing over the loss-making airline to Tata Group. Tatas will not get to retain non-core assets, such as the Vasant Vihar Housing colony of Air India, Air India Building at Nariman Point, Mumbai, and Air India Building in New Delhi. Of the 141 Air India aircraft that Tatas will get, 42 are leased planes, while the remaining 99 are owned. While this will be the first privatisation since 2003-04, Air India will be the third airline brand in the Tatas’ stable – it holds a majority interest in AirAsia India and Vistara, a joint venture with Singapore Airlines Ltd. Tata’s acquisition of Air India will give it access to a fleet of 117 wide-body and narrow-body aircraft, and Air India Express Ltd another 24 narrow-body aircraft besides control of 4,400 domestic and 1,800 international landing, and parking slots at domestic airports. Air India started suffering losses every year since its merger with Indian Airlines in 2007-08. A Turnaround Plan (TAP) and a Financial Restructuring Plan (FRP) were approved for Air India by the previous UPA regime in 2012. However, the TAP did not work out, and Air India continued to reel under losses, with the government giving Rs 20 crore per day to keep the airline afloat. Over the last decade, more than Rs 1.10 lakh crore was infused by way of cash support and loan guarantees in the loss-making airline to keep it afloat. Air India handover to Tata Group delayed further

New Delhi, Jun 11 () Hariyana Ship Breakers Ltd on Thursday said its business has been impacted due to the coronavirus pandemic but the impact is not fully ascertainable at this time. It said both Mumbai and Bhavnagar where its operations are based are under lockdown and it continues to provide work from home to employees. "In the ambit of the prevailing Force Majeure conditions, the impact of the COVID-19 pandemic is presently not completely ascertainable and the same will depend on how quickly the global economy recovers. The business of the company has been impacted by the COVID-19 pandemic," the company said in a regulatory filing to the BSE. It said that currently, it is not possible to quantify the impact on the company's profitability or financial position but the firm does not expect any major impact on its operations and profitability. The firm said its registered office is situated at Nariman Point, Mumbai, which falls under red zone and is under lockdown. Hence, the operations at the office are suspended at present. However, all the employees based there have been allowed the facility to work from home where their job duty permits it, until further notice by the management. It said it started operations at Bhavnagar, Gujarat, from May 26 following necessary permission from the state government on partial capacity due to shortage of manpower, as some of the migrant workers have left during lockdown to their respective states. The company expects them to return back in coming months, Hariyana Ship Breakers said. About restarting of the complete operations, it said the company will restart complete operations in the next few months depending on the offtake rising to pre-lockdown levels as allowed by the Maharashtra and Gujarat governments and also availability of adequate manpower.
