This has reportedly been fueled by the recovery from the Covid-19 pandemic and initiatives by the government, says a <keyword id="133742" type="General" weightage="20" keywordseo="teamlease" source="Orion">Teamlease</keyword> report. According to the TeamLease Employment Outlook Report for Q4, Bengaluru and Mumbai have emerged as the cities with the highest hiring sentiment in the services and manufacturing sectors respectively. “Surplus public investment in PLI schemes, the Indian Government's asset monetization programme, increased private participation in key sectors, and the revisions in FDI laws in the defence and telecom sectors has fueled growth in companies across sectors, especially in Tier 1 and Tier 2 locations. Companies are therefore shoring up their talent pool to meet their increasing requirements,” said Kartik Narayan, chief executive officer, TeamLease Services. TeamLease Services is one of the country’s leading human resource companies and offers its services to over 3,500 employers. In the services sector, Bengaluru tops the list with 97% of employers expressing a higher hiring interest, followed by Chennai with 94%, Delhi with 90%, Hyderabad with 86% and Mumbai with 85%. When it comes to the manufacturing sector, Mumbai tops the list with 97% of employers expressing a higher hiring sentiment, followed by Bengaluru with 94%, Chennai with 89%, Delhi with 84% and Pune with 73%. Bengaluru has shown the highest hiring intent, emerging as one of the top-two cities in both the sectors. Bengaluru and Mumbai have emerged as ‘sweet spots’ from a holistic perspective across sectors. In the services sector, e-commerce and allied startups have the highest hiring intent at 98%, followed by telecommunications at 94% and educational services at 93%. On the other hand, healthcare and pharmaceuticals dominate the list in the manufacturing sector with a 98% hiring intent, followed by FMCG at 86% and electric vehicle (EV) and infrastructure industry at 71%. "India’s GDP vision and multiple domestic focused initiatives has provided the much-needed impetus to the industry post the pandemic. This in turn has given a fillip to employment generation; improving the intent to hire across sectors, locations and industries. 60% employers in manufacturing and 77% in services, inclining to hire more, is a testament to the growing opportunities in the ecosystem,” said Mayur Taday, chief business officer, TeamLease Services. Bengaluru, Mumbai sunshine locations for hiring in Q4: Teamlease report

Heavy rains across the country have put major cities like Mumbai, <keyword id="6354321" type="CITY" weightage="60" keywordseo="Bengaluru">Bengaluru</keyword>, Hyderabad and Delhi-NCR on a standstill. And flood prone areas like Bihar, Uttar Pradesh, <keyword id="6354915" type="CITY" weightage="20" keywordseo="Assam">Assam</keyword> all continue to suffer from floods. Twenty six people have lost their lives and nearly 36 lakh have been affected across more than 3,300 villages in 28 districts in the state. 
 
ASSAM 
The floods in Assam have affected 19 lakh residents of the state and displaced about 5,00,000 people, who have taken shelter at relief camps. The death toll in the state has reached 25. Floods have also caused massive damage to infrastructure, including roads and bridges. Rising waters have also sparked concerns over the wellbeing of endangered one-horned rhinoceroses in the Kaziranga National Park. Union Home Minister Rajnath Singh visited Assam on Saturday, and made an aerial survey of flood-hit areas, post which the minister announced a compensation, "The state government has announced a compensation of Rs 4 lakh for victims of the flood," he said. 
 
BIHAR 
Bihar too faced a dire situation in some regions. Continuing heavy rain in the upper reaches has led to flooding in Supaul, Purnia and Kishanganj. So far, there have been 26 flood-related deaths in the state. Rising water levels in the Mahananda River are leading to a spread in the flooding in Katihar, Purnia and Kishanganj. 
 
UTTAR PRADESH 
Uttar Pradesh government has set up 41 relief camps to provide aid and shelter to people who have been affected by flooding. Rain in the upper reaches of rivers that run through the Terai region means water continues to be released from barrages. The floods have meant farmers face the possibility of a total loss of the kharif crop on thousands of acres of land. 
 
GURGAON 
Though vehicular movement remained slow in Gurgaon , it was an improvement from the 15-km-long jams of Friday. Repair works were carried out to roads in some parts after water cleared in the morning, but rain returned by late morning. 
 
TAMIL NADU 
Alerts have been issued in parts of northwestern Tamil Nadu after dams and barrages in the region received heavy inflows. The inflows continue to rise due to heavy rain in southern Karnataka, that has brought Bengaluru to a halt. KARNATAKA A number of low-lying areas continue to be flooded, with Kodichikkanahalli and Bilekahalli among the worst-hit. A number of lakes in the city have breached their banks, compounding the problem in surrounding areas. 
 
MUMBAI 
Mumbai continued to receive incessant downpour and more rain has been predicted for the city through the weekend. However, traffic seemed to be running smoothly overall even as local trains run late.

Incessant rains cripples whole of India

Lalbhais is the most rooted business family in Ahmedabad. <keyword id="192475" type="PERSON" weightage="20" keywordseo="Kulin-Lalbhai">Kulin Lalbhai</keyword>, who belongs to the family, had a tough time when he decided to move to <a href="http://www.businessinsider.in/searchresult.cms?query=Bengaluru+">Bengaluru </a>for his new venture. He had to go through a series of disapprovals, but the 29-year-old finally moved out with his wife and daughter. 
 Many thought he made this move because he split up with the family, but Kulin disagrees. He says, “It's nothing like that. My family is very dear to me I'm still in Ahmedabad at least once a month. But I realised I need to be in <keyword id="6354321" type="CITY" weightage="20" keywordseo="Bengaluru">Bengaluru</keyword> 90% of the time for this venture. It's a sacrifice for all of us." 
 
He told Economic Times that how his family business always had a major presence in Bengaluru, but the family never felt the need of having someone based over there. 
 The garment brand’s major manufacturing has been done in Bengaluru and the CEO of <keyword id="589879" type="COMPANY" weightage="20" keywordseo="Arvind-Lifestyle">Arvind Lifestyle</keyword> has traditionally operated from the city. But in its expansion plan, the another creation, Arvind Internet has now started creating an ‘omni-channel’ that combines the group's physical retail presence with eCommerce and the leadership needs here are very different from the garment business. 
 
"The tech business is driven by entrepreneurial energy," says Kulin. 
 
"It's not easy attracting people, putting together a team. You need to be there yourself, to lead them," he added. 
 
It’s not just about Lalbhais, over the past couple of years, most of the ambitious and young enthusiasts have shifted their base to the city. 
Recently, <a href="http://www.businessinsider.in/Paytm-founder-may-permanently-shift-his-base-to-Bengaluru-Know-why/articleshow/48855924.cms">Paytm founder Vijay Sharma</a> made and announcement that he is planning to move to Bengaluru. 
 
Kunal Shah of <a href="http://www.businessinsider.in/searchresult.cms?query=Freecharge">Freecharge</a>, Pranay Chulet, of Quikr and Pankhuri Shrivastava, founder of Grabhouse are three Mumbai entrepreneurs who moved to Bengaluru recently. Shah has lived in Mumbai all his life. "My operations were in Bengaluru anyway and I was spending 60% of my time there. Any change is hard, but I think this change will be good for me. When you're creating a disruptive business, you're better off being away from the old companies," Shah says. 
 
"You have to be here if you need tech talent," says Pranay Chulet, founder of Quikr. "In Mumbai, we could find marketing people, but we were not able to hire enough engineers. Since I've moved to Bengaluru, I've plugged into the local ecosystem and created a team of 200 engineers." <keyword id="1417134" type="PERSON" weightage="20" keywordseo="Shishir-Baijal">Shishir Baijal</keyword>, MD Knight Frank India estimates that the cost of housing here is half that of Mumbai and commercial space is 40% cheaper. 
 
While Quikr found it hard to attract engineers from Bengaluru to Mumbai, it had no problem at all persuading its existing tech team to move to Bengaluru. Maybe it's the opportunity to work with like-minded people that are reimagining business or maybe it's the weather, but young engineers are all too happy to move to Bengaluru. 
 The city's ecosystem includes venture capitalists (VCs), startup accelerators, social impact funds and an urban market that serves as an experimentation lab. When <keyword id="250677" type="PERSON" weightage="20" keywordseo="Vishal-Bali">Vishal Bali</keyword> quit his job as the CEO of <keyword id="735105" type="COMPANY" weightage="20" keywordseo="Fortis-Healthcare-International">Fortis Healthcare International</keyword> in Singapore to turn entrepreneur last year, he decided to locate his company, Medwell Ventures, in Bengaluru. He has since bought Nightingales, a local home healthcare company, and is expanding it pan-India. 
 
"Technology will play a major role in healthcare in the future, which is why many new healthcare start-ups are in Bengaluru," he says. "The city is also good for proof of concept. We were able to prove our idea works in Bengaluru. We couldn't have done this if we started in a city like Mumbai, where the cost of learning is high."

Bengaluru: Tech lovers’ paradise in the making

New Delhi, Dec 12 () Realty firm Godrej Properties on Thursday said it has added four new projects in Mumbai Metropolitan Region (MMR) and Bengaluru comprising 12.7 million sq ft of developable area.
 The company, a real estate arm of business conglomerate Godrej group, said it has added three new projects at Navi Mumbai, Ambernath, and Thane in MMR and one new project in North Bengaluru.
 "These new projects will add approximately 1.18 million square metres (12.70 million sq ft) to its development portfolio," Godrej Properties said in a statement.
 Godrej Properties has entered a joint venture to develop a township project of over 100 acres in the residential market of Navi Mumbai. This project will offer about 7.5 million sq ft of development area and will be built as a residential project with a retail component.
 The second project is a joint venture with Nisarg Nirman Developers to build a land parcel of about 6.4 acres in Ambernath. This project will offer about 1.1 million sq ft of development area and will be developed as a group housing project.
 The third project is an outright purchase of land in Thane. Spread across about 8 acres, this project will offer about 1.1 million sq ft of development area.
 Godrej Properties has formed a JV with the promoters of Universal Builders to develop a affordable housing project in North Bengaluru. This project will have developable area of about 3 million sq ft spread over 22 acre land.
 On adding these four projects in the company's portfolio, Godrej Properties Executive Chairman Pirojsha Godrej said, "This fits well with our strategy of building our presence in the country's leading real estate markets and will add momentum to our plans to grow market share during the period of dislocation the industry is currently facing. We look forward to delivering outstanding projects across these locations".
 Godrej Properties is currently developing residential, commercial and township projects spreading approximately 17.44 million square metres (187.7 million square feet) across 78 projects in 10 cities. MJH ANS

The recent survey by property consultant Knight Frank reveals that Indian cities like <keyword id="6358070" type="COMPANY" weightage="20" keywordseo="Mumbai">Mumbai</keyword>, <keyword id="66" type="COMPANY" weightage="20" keywordseo="Delhi">Delhi</keyword> and <keyword id="6354321" type="CITY" weightage="20" keywordseo="Bengaluru">Bengaluru</keyword> are among the most popular cities in <a href="http://www.businessinsider.in/searchresult.cms?query=property+market">global commercial property market.</a> 
 As published in an Economic Times report, the three cities have outperformed all other <keyword id="135771" type="ORGANIZATION" weightage="20" keywordseo="global-business">global business</keyword> hubs with an annual return of 9.5 to 10.5%, led by growing depth of lease market and demand for commercial properties. The survey further informed that while Bengaluru topped the list with 10.5% annual yield, cities like New York, Singapore, London, Tokyo and Hong Kong ranged between 2.9% and 7%. 
 
Two Indian cities – Mumbai and Bengaluru – have also featured among the list of top 5 global cities for future rental growth and are expected to grow to nearly 22% and 16%, respectively. 
 As per the experts, Indian’s mounting appetite for commercial properties can be attributed to about 67% of the investments that are flowing in the Indian <keyword id="6354553" type="COMPANY" weightage="20" keywordseo="real-estate">real estate</keyword> market. 
 
Shishir Baijal, chairman &amp; managing director, <a href="http://www.businessinsider.in/searchresult.cms?query=Knight+Frank+India">Knight Frank India</a> says, "Indian office market has been maintaining a healthy traction of 2014 and has clocked office space transactions of 18 million sq ft in the first six months of 2015, and we expect the year to complete at about 40 million sq ft which is the highest since 2011. This is a record year for Bengaluru since 2011, which is expected to transact office space to the tune of around 12 million sq ft in 2015." 
 
Mumbai and Delhi, however, are still lower than the 2007 peak levels by 17% and 19% respectively. 
 Samantak Das, Chief Economist &amp; National Director of Research, <keyword id="151748" type="CITY" weightage="20" keywordseo="Knight-Frank-India">Knight Frank India</keyword> says, "Currently, these cities are facing an acute shortage of good quality office space in the face of robust demand which is creating an upward pressure on office rentals that is expected to scale up in the range of 6-7% in the next six months year-one year."

Mumbai, Delhi and Bengaluru among world’s property hot spots

New Delhi, Mar 16 () Nearly 30 per cent of office buildings in Mumbai, Delhi-NCR and Bengaluru are at least a decade old and need refurbishment that may cost about Rs 5,500 crore, according to property consultant JLL India. After upgradation, rentals could rise by up to 40 per cent, the consultant said in a report 'Futureproofing 2.0 Upgrading commercial assets to create lasting value'. India has an existing office stock of 592 million sq ft across seven major cities -- Delhi-NCR, Mumbai, Bengaluru, Pune, Kolkata, Chennai and Hyderabad. Of the total office stock, 379 million sq ft (64 per cent) is concentrated in Mumbai, NCR and Bengaluru. "We see that while 64 per cent of India's Grade-A office space is concentrated in its top-3 cities, 28 per cent of such spaces are at least a decade old, sans the latest facilities that newer buildings offer. Upgrading these buildings presents a massive investment opportunity of an estimated Rs 55 billion (Rs 5,500 crore)," JLL India CEO and Country Head Ramesh Nair said. The older stock faces the risk of relatively higher attrition of occupiers and lower rents, he said. More than 20 million sq ft of new office supply is added annually in Mumbai, Delhi-NCR and Bengaluru with greater operational efficiency and better human experience, pushing the older stock to the brink of obsolescence, the report said. The consultant said that 34.5 million sq ft office space needs to be upgraded in Bengaluru at a cost of about Rs 1,310 crore, 26.4 million sq ft in Delhi-NCR with Rs 1,560 crore investment and 43.8 million sq ft in Mumbai at around Rs 2,610 crore. The refurbishment may help these buildings command higher rentals. Rents could rise by 5-30 per cent in Delhi-NCR, 4-25 per cent in Bengaluru and 8-40 per cent in Mumbai after upgradation of these ageing commercial properties. MJH HRS

New Delhi, Feb 3 () Co-working major WeWork India, owned by realty firm Embassy Group, has expanded its operations by adding two new centres in Mumbai and Bengaluru comprising 4,350 seating capacities to meet growing demand of flexible workspace.
 In Mumbai, the coworking centre is located at Nesco IT Park and will have 3,400 desks; while 950-seater centre has been opened in Prestige Cube, Bengaluru. The total area leased in these two centres is 1.15 lakh sq ft.
 Karan Virwani, CEO of WeWork India, said, "This is a thriving time for the workspace industry with demand at an all time high."
 WeWork recently opened a centre in Worli, Mumbai with a desk capacity of 600.
 "Mumbai is the financial capital of India with one of the fastest growing and most diverse population of entrepreneurs, startups and established multinationals which are in search of a dynamic workspace environment that caters to their needs. Bengaluru as well continues to display high demand for office spaces," he added.
 With the launch of these two new centres, WeWork India has over 57,000 desks in 34 locations across NCR, Mumbai, Bengaluru, Pune and Hyderabad. The seats are available in range of Rs 5,000-40,000 per desk per month.
 The company plans to raise USD 200 million (around Rs 1,400 crore) to expand business and expects to be profitable at the entity level in one year, Virwani had said last year.

WeWork India starts two new co-working centres in Mumbai, Bengaluru with 4,350 desks

Mumbai, Jan 30 () Bengaluru-based realty player RMZ Corp on Thursday said it has formed a joint venture of USD 1 billion (around Rs 7,100 crore) with Tokyo-headquartered Mitsui Fudosan (Asia) for developing commercial projects across India.
 The investment by Mitsui Fudosan (Asia), a subsidiary of Mitsui Fudosan, marks its foray in the Indian real estate market.
 "The 50:50 joint venture of USD 1 billion has been forged to augment RMZ Corps' future of space landscape in the country with a focus on cities like Mumbai and Delhi NCR along with Bengaluru," the company said in a statement.
 To begin with, the joint venture will develop 3.5 million sq ft office space 'RMZ Ecoworld 30' in Bengaluru. The first phase of RMZ Ecoworld 30 has already commenced and will be operational in 2022.
 This venture is in line with the company's vision of developing 85 million sqft of assets under management, the company said.
 RMZ currently has 67 million sqft of real estate assets across cities including Bengaluru, Mumbai, NCR, Chennai, Hyderabad and Pune.
 "RMZ Corp continues to expand its distribution channels and national footprint. Looking ahead, RMZ Corp is pegged to scale across market environs and will continue to accelerate with an unyielding effort in making this a remarkable journey along with our partner Mitsui Fudosan," RMZ Corporate Chairman Manoj Menda said.
 Commenting on the partnership, Mitsui Fudosan Executive Managing Officer Akihiko Funaoka said, "We hope to add value to this venture with our Japanese expertise and look forward to growing this association with RMZ Corp. This partnership is in line with Mitsui Fudosan Group's strategy to achieve exponential growth of our global business."
 Mitsui Fudosan (Asia) MD Tetsuya Matsufuji said Ecoworld 30 marks its first collaboration with RMZ Corp, as it looks forward to enhancing its portfolio in India.

"Despite delayed deliveries due to restrictions in several zones, consumers went for online purchases, especially on third party e-Tailer platforms, registering 23% YoY growth with 50% share," the report showed. Bigger cities leaned heavily towards online channels, with 57% online share in the top 5 metros. "But supply constraints remained, impacting offline channel sales as a result of fewer retail walk-ins". While Xiaomi led in 34 of the major 50 cities within the online channel, Vivo led in 44 of the major 50 cities within the offline channel. Half a million 5G devices were sold, with almost 80% from the top 10 cities of India. "Though 5G is a driver from a technological advancement standpoint, uncertainties on spectrum availability, clear use cases and high prices might restrict its uptake to few bigger cities initially," said Sachin Mehta, Market Analyst, Client Devices, IDC India.
